All of our Inventory Reports are compiled in accordance with the recognised industry standards. Our aim is to tailor our services to your specific requirements, keeping everything simple, straightforward and economical. Our accurate and fully detailed reports are produced using the latest software and include high quality coloured digital photographs which are date stamped. We visit the rental property and undertake a full Inventory inspection itemising the fixtures, fittings, contents and the condition of the property at that time including any furniture, if applicable.
At Check-In we can collect keys from your chosen location and arrange to meet your Tenant at the rental property, either on or before the start of their Tenancy. We will walk the Tenant through the property, highlight key parts of the Inventory Report and make them aware they have 7 days post Check-In to notify the Agent of any discrepancies/amendments.
Where possible, meter readings will be taken and agreed with the Tenant. We will finally obtain an E-Signature from the Tenant upon agreement of the property’s condition and an electronic copy of the report will be sent directly to them.
When a property is let, it is beneficial to both the Landlord and the Tenant to keep things running as smoothly as possible. Both Landlords and Tenants can benefit from our Interim Reports service which can be arranged once a Tenancy is underway. We offer appointments for the convenience of tenants – we can arrange to meet the Tenant at the property or obtain their consent to arrange key collection if they are not going to be present.
An Interim Report will provide overview photographs of each room and detail any changes in the condition of the property’s fixtures and fittings. This can alert Landlords to any damage or evidence of non-tenants, smoking and pets. An Interim Report can also help Tenants become aware of any potential liabilities that they may be responsible for. We can provide Tenants with helpful advice regarding the remainder of their tenancy and necessary steps they can take prior to Check-Out.
At Check-Out we visit the rental property at the end of the Tenancy either with or without the Tenant present. The property is inspected throughout and will detail any differences with the present condition of the property and that described on the Inventory Report which was compiled before the start of the Tenancy.
An allowance will be made for Fair Wear and Tear and any deterioration or damage to the property will be noted along the with recommendations of liability where appropriate.
Where possible we will take the meter readings and if the Tenant is present, we can accept the return of the property’s keys and return these to the preferred location. The Check-Out Report will be sent to the Agent/Landlord within 24 hours via email.
